Immobiliare.it puts asking prices in the municipality of Como between €1,983/m² and €4,990/m² (May 2026), with the historic centre at €4,990/m² and the Torno side at €4,226/m². Lake-facing village stock with a terrace, garden or mooring is quoted well above that town average — the homes we work on in Bellagio, Torno and Carate Urio sit in the €5,000–10,000/m² band on asking price.

That is the Como municipality asking-price change to May 2026 (Immobiliare.it). Growth is uneven by zone: Centro +9.7%, Prudenziana/Torno +7.6%, the hill districts above the town over +30% from a much lower base.
