Lakefront House, Nesso
Nesso, Borgo Storico, Lake Como, Italy
Why We Selected It

Very few houses on this lake sit this close to the water at this price. The main floor is already liveable and full of light from morning to evening — both bedrooms look at the lake, and the free-standing bath has been placed in the living space facing the open window, which is either an eccentricity or the whole point of the house, depending on your temperament. What made us select it is the level below: a large stone open space with its own entrance and the same view, entirely to restore. It gives a small house a real future, and gives the buyer a project of a size that can actually be finished.
The Home

Portion of a period lakefront house over two levels · Main floor habitable and furnished; lower stone level to be restored
A two-bedroom portion of a period house directly on the water in Nesso, with a 180-degree view over Lake Como and a stone lower level, untouched, waiting for its second life.
- Around 80 m² arranged over two levels within a period lakefront building.
- Main floor: living room with open kitchen, a free-standing bath set into the living area facing the lake, and a separate shower room.
- Two bedrooms, both with lake views and doors opening to the water.
- Lower level with independent access, reconnectable to the floor above: a wide stone open space with lake view, completely to renovate.
- Original fabric throughout — exposed stone and brick walls, terracotta floors, timber-framed doors and windows.
- Positioned in the historic core of Nesso, steps from the water and the village services.
Life Here
The village
Nesso — one of the most photographed borghi on the lake, built into the hillside around its ravine and stone bridge, with shops, bars and the shore within a few minutes on foot.
On the water
The ferry stop connects to Como, Bellagio and the mid-lake villages; swimming is a short walk from the door.
Getting here
Como is roughly half an hour by road along the shore, with rail links to Milan; Malpensa and Linate serve international flights.
Rhythm
Quiet and local out of season, busy with lake visitors in summer — a house that suits people who want the village, not a resort.
Our Perspective
Why it works
A liveable lakefront apartment for the price of an inland village house, with a lower level that can add usable space — a guest annexe, a studio, or a second living floor — instead of paying for it up front.
Ownership case
Nesso is on the ferry route and on the itinerary of anyone touring the lake, which supports short-let demand in season. At €349,000 for 80 m² directly on the water, the entry price sits far below Bellagio or Torno while sharing the same shoreline.
What makes it special
Directly on the water with a 180-degree lake view, both bedrooms looking at the lake; below, an untouched stone level with its own entrance and the same view gives a small house a real second life.
Best suited for
A buyer who wants to be on the water in a real village, and is comfortable finishing the house in two stages.
