Mezzegra sits on the hillside directly above Lenno and Tremezzo, on the western shore of Lake Como. From this height the view takes in the central basin of the lake and the whole curve of the Bay of Lenno, with Villa del Balbianello on its wooded point. Most homes at this level of the hill face the slope rather than the water, or trade the view for a dark interior. Tremezzina's shoreline is fixed and largely protected; new supply is limited to conversions. Homes with a genuine open lake view, covered parking and more than one bedroom are the scarcest part of that stock.
