Molos sits on the quieter east side of Paros, below the inland villages of Marpissa and Prodromos, on a long open bay that has stayed largely undeveloped because most buyers head for Naoussa. The development is built in the island vocabulary — white render, stone bases, blue timber pergolas, flat roofs — rather than the generic apartment blocks that fill much of the Cyclades, and the units are low and spread through gardens instead of stacked. At 50 m² and €259,000 it is one of the more reasonable ways into a Cycladic island that is otherwise expensive to enter.

The beach

Molos beach is about two minutes away — a wide sand-and-shingle bay on the east coast, exposed enough for wind but rarely crowded.

The villages

Marpissa, Prodromos and Lefkes are the traditional villages just inland, with marble lanes, bakeries and tavernas that stay open outside summer.

Naoussa

The fishing harbour in the north, with its Venetian breakwater and quayside restaurants, is roughly twenty minutes by road.

Day to day

Shops around five minutes away, schools about three, and health services within fifteen at Parikia.

Getting here

Paros airport is about 30 minutes by road, 40 minutes' flight from Athens. Fast ferries from Piraeus take around three hours.

Why it works

A finished, low-maintenance apartment on a Cycladic island with its own airport, on the side of Paros that has not been rebuilt for mass tourism.

Ownership case

Paros is one of the most actively traded islands in the Cyclades and coastal building land is tightly controlled, so new supply near the sea is limited. The apartment is new, with on-site management and a pool, which makes June-to-September letting straightforward and closing it for the winter equally so. Purchases at this level also sit within the Greek residence-by-investment thresholds in most categories — worth confirming with a lawyer against the current rules, which have changed twice in recent years.

What makes it special

The setting rather than the unit: low white buildings among olive trees, with the hill behind and the bay in front, instead of a block facing a car park.
