Why We Selected It

Blue Shutters and Black Sand, Santorini, context detail

Almost everything written about Santorini is about the caldera rim, where a house costs several times this and rarely comes to market at all. This is the other Santorini: the eastern plain, where the airport, the vineyards, the black-sand beaches and the island's year-round population actually are. The villa is detached, in the local vocabulary — white render, blue shutters and pergola, stone garden walls, an arched entrance — with its own garden and patio rather than a shared block. At €355,000 for 70 m² on Santorini, the value is in the island, not the finish.

Life Here

The beach

Two minutes to the water. Kamari and Perissa, the long black-sand beaches under the Mesa Vouno cliff, are the swimming and taverna coast of the island.

Everyday

Shops about two minutes away; healthcare and schools within roughly ten.

The caldera

Fira is a short drive up onto the rim; the cliff walk from Fira to Oia is the classic half-day on the island.

Wine

The eastern plateau is Assyrtiko country — low basket-trained vines and a dozen wineries within a few kilometres.

Getting here

Santorini airport is about five minutes away — 45 minutes from Athens, direct European flights in summer. Ferries from Piraeus take five to eight hours.

Our Perspective

Why it works

A finished, low-maintenance house on one of the few Greek islands with genuine year-round international access, at a price the caldera side does not offer.

Ownership case

Santorini's rental season is one of the strongest in Greece, but it is concentrated from May to October and short-term letting is regulated — worth checking the current licensing rules before assuming a yield. Building permissions on the island are tight, which limits new supply. Purchases at this level also fall within the Greek residence-by-investment thresholds in most categories; confirm with a lawyer, as the rules have changed more than once recently.

What makes it special

Detached, with its own garden and patio, five minutes from the airport and two from the sea — a combination that is hard to find on this island at this price.

Best suited for

A buyer who wants a straightforward Santorini base that is easy to reach, easy to close up, and lets through the summer.
