Why We Selected It

Two Minutes from the Caldera, Akrotiri, context detail

Akrotiri sits at the southern end of the caldera rim, away from the crowds of Fira and Oia but on the same cliff. The village is still a village — a supermarket, a few tavernas, the excavations of the Bronze Age town below it — and the caldera view starts a two-minute walk from the door. The house is one of several in a small complex but has its own entrance, parking and pool rather than shared facilities. At €550,000 for 100 m² with a private pool on the rim side of Santorini, it is priced well under what Oia asks for the same view.

Life Here

Five minutes on foot to supermarkets and traditional tavernas on the edge of Akrotiri.

The beaches

Five minutes by car to the Red Beach and the black-sand coast at Kambia and Perissa.

Everyday

Fira, the island capital, is 10 km away; the port is 5 km.

Getting here

Santorini airport is 8 km — daily 40-minute flights from Athens, direct European routes in summer. Piraeus is roughly four hours by fast ferry.

Our Perspective

Why it works

Caldera-side Santorini with a private pool, at a price that the rim's famous villages do not offer. The house is finished and usable from the first day.

Ownership case

Akrotiri lets strongly through the summer and its position — pool, three bedrooms, walking distance to the view — suits family bookings rather than couples-only cave suites. The season is concentrated from May to October and short-term letting on the island is regulated, so confirm current licensing before assuming a yield. Building permits on the caldera rim are tightly restricted, which limits new supply. At this price the purchase also sits within the Greek residence-by-investment thresholds in most categories; check with a lawyer, as the rules have changed recently.

What makes it special

A 44 m² private pool and a caldera balcony on a rim village that still functions year-round, two minutes from the cliff and five from the Bronze Age excavations.

Best suited for

A buyer who wants the caldera without Oia — space for a family, a pool of its own, and a village that is still lived in outside August.
