Why We Selected It

Sea View House, Otaru, context detail

This is the cheapest home we have ever listed, and it exists because of what Otaru is: a Hokkaido port city with more housing stock than population, sitting one hour from some of the deepest snow on earth. The house itself is a project — sold as-is, on a plot where rebuilding is not possible. What you are buying is a standing timber house, a hillside site with the Sea of Japan in front of it, and a base within striking distance of Niseko, Rusutsu and Kiroro for the price of a used car.

The Home

Sea View House, Otaru, interior detail

Two-storey timber house, freehold · Sold as-is — built approximately 54 years ago

A two-storey timber house on a quiet elevated site above Takashima, Otaru, with a south-facing living room, sea views on clear days, and land generous enough for a garden. Sold as-is at €6,200.

  • Two-storey timber construction, approximately 54 years old, around 120 m².
  • Six-room layout in the original Japanese plan, with living room, dining room and kitchen.
  • South-facing living room, with views over the Takashima coast on clear days.
  • Quiet, elevated site surrounded by greenery, with land of roughly 110 tatami mats — room for a family garden.
  • Takashima 3-chome bus stop nearby; Otaru Station on the JR Hakodate Main Line is an 11-minute walk.
  • Sold as-is: the building and its facilities are transferred in current condition, with no repairs planned.
  • Rebuilding on the plot is not possible, due to boundary ambiguity and the absence of road access.

Life Here

The snow

Otaru sits at the edge of Hokkaido's powder belt. Kiroro is around 40 minutes by road, Niseko and Rusutsu roughly 90, and the city itself gets serious snowfall of its own.

The town

Otaru is a preserved late-19th-century port: the canal and its gas lamps, stone warehouses, Meiji-era banks along Nichigin Street, glassworks, sake breweries and Sakaimachi's shopping street.

Summer

Green hills, sea kayaking and fishing off the Takashima coast, cycling the Shakotan peninsula, and the Otaru Ushio Festival in July. Hokkaido summers are dry and mild.

The table

Otaru's morning markets and sushi street are among the best seafood in Japan — uni, scallops, crab and hokke straight off the boats.

Getting there

Around 35 minutes by JR to Sapporo, and roughly 75 minutes from New Chitose Airport.

Our Perspective

Why it works

A standing 120 m² house on an elevated, green site with sea views, in a real Hokkaido city with rail, shops and hospitals, at €6,200.

Ownership case

Otaru combines a preserved historic centre, sea access and proximity to Hokkaido's ski areas. Homes at this level are bought for the land, the setting and what renovation can make of them.

What makes it special

The position: a quiet hillside above Takashima, surrounded by trees, with the living room facing south to the sea and enough land around the house to plant a garden.

Best suited for

Someone who wants a Hokkaido project — a renovation base near the powder and the coast — and is comfortable buying a house as-is on a plot that cannot be rebuilt.
