Bay View House, Katsuraoka
Katsuraoka, Otaru, Hokkaido, Japan
Why We Selected It

Otaru is built on hillsides that fall towards the sea, and the houses near the top of them get the view. This one sits in Katsuraoka with Ishikari Bay open in front of it — the kind of outlook that in almost any other country carries a premium, and here comes attached to a 140 m² family house for the price of a small car. It is a house from the late 1970s in original condition: honest, solid, and waiting for someone with a plan.

Life Here
The view
Ishikari Bay from high ground — open water, the far shore and the hills behind Otaru, from both the living room and the upper balcony.
The town
Otaru is a preserved port city: the canal and its gas lamps, stone warehouses, Meiji-era banking street, glassworks and sake breweries, with morning markets and some of Japan’s best sushi.
The snow
Otaru gets serious winters of its own, and Hokkaido’s ski areas are close — Kiroro around 40 minutes by road, Niseko and Rusutsu roughly 90.
Summer
Green hills, sea swimming and fishing along the Ishikari coast, cycling out to the Shakotan peninsula, and dry, mild Hokkaido summers.
Getting there
Around 35 minutes by JR to Sapporo, and roughly 75 minutes from New Chitose Airport.
Our Perspective
Why it works
A 140 m² four-bedroom house on high ground with a panoramic bay view, in a real city with rail, shops and hospitals, at €15,800.
Ownership case
Elevated plots with an open sea outlook are the scarce part of Otaru’s housing stock. The house is generously sized, the layout is conventional, and the position is the part that cannot be created.
What makes it special
The outlook: Ishikari Bay filling the windows and the balcony, above a quiet residential street four minutes from the bus.
Best suited for
Someone who wants a Hokkaido renovation project with a view worth building around — as a base near the coast and the powder, or as a home to bring back into use.
