Koili sits in the hills inland from Paphos, in the belt of villages between the coast and the Troodos foothills — high enough for the summer nights to cool down, close enough that the town, the airport and the golf courses stay within a short drive. The house is built in the ordinary local vocabulary: pale render, tiled roof, shuttered windows, a stone-paved veranda under a timber pergola. At 135 m² finished, with land around it, it costs less than a small apartment on the seafront.

Inland Paphos is priced well below the coast for the same square metres, and the long Cypriot season makes the house usable — and lettable — far outside July and August. It is a better fit for longer stays and permanent residence than for short holiday turnover, since guests looking for a beach base will choose the coast. Confirm title deeds are issued before completion.
