Goudi is a village of a few hundred people on the slope between Polis and the Paphos forest, with one coffee shop and a view that runs down the valley to Chrysochous Bay. The development sits high on the ridge, which is what makes the house worth its price: from the master balcony and the decking you see both the sea and the hills behind it, and there is nothing built between you and either. Inside it is more house than the square metres suggest — the ground floor opens right through, and the second living space behind the folding doors works as a winter room. The log burner is not decoration; the northwest of Cyprus gets genuinely cold evenings from December to February. Ten minutes to Polis for the bank and the supermarket, fifteen to Latchi harbour.

Why it works
An elevated position with an uninterrupted double view, a real second living room, and title deeds already issued — at a price that buys far less on the coast below.
Ownership case
Full title deeds mean a clean, quick purchase and an easier resale. The pool is communal but shared with only a handful of houses, so charges stay low; ask for the last two years of accounts. The house is sold unfurnished, so budget for furniture. Rental here is seasonal — Polis and Latchi draw walkers, divers and families rather than nightlife crowds, which means a shorter but calmer season.
What makes it special
The decking off the lounge and the master balcony above it. Both look down the valley to the sea, and both are usable most of the year.
