Anavargos is a residential village that Paphos has grown up to meet — close enough to town for the school run and the supermarket, far enough out to be quiet at night. The development is small: ten houses around one pool, which is the scale at which a communal pool still feels like a shared garden rather than a resort. The house itself is unremarkable in the good sense — open-plan below, three bedrooms above, marble stair, shutters, air conditioning. What makes it worth the visit is the veranda, which sits directly above the pool terrace with steps down to it. Title deeds are issued, which removes the single most common complication in a Cypriot purchase.

Why it works
A complete family house with parking, garden and pool access, in a residential village rather than a holiday strip, at a price the same square metres would not buy on the coast.
Ownership case
Full title deeds are available, which matters more in Cyprus than almost anywhere else — it makes resale straightforward and removes the developer from the equation. Communal charges cover the pool and grounds; ask for the last two years of accounts. Rental demand here is year-round residential rather than peak-summer holiday, which means lower nightly rates but a longer season and less wear.

The veranda over the pool. It is the room the house is really organised around, and it works from April to October.
