Aliatar Albaicín House, Granada
Upper Albaicín, near Plaza Aliatar, Granada, Spain
Why We Selected It

Most Albaicín houses ask you to choose — live in it, or let it. This one does not. The main duplex is a proper family home with its own terrace and open living floor, and the second building sits beside it as two self-contained apartments that already hold a tourist licence and have been run as a B&B. That combination — private life on one side, income on the other, both inside a UNESCO quarter that cannot add a single new house — is what we look for and rarely find. The terrace is the part people remember: a wooden pergola, a vine over it, and the hillside of the Albaicín in front of you.
The Home

Two independent renovated houses sold together, freehold · Recently renovated, move-in ready, with a valid tourist licence
Two renovated houses sold as one, high in the Albaicín a few minutes from Plaza Aliatar: a 135 m² duplex with a vine-shaded terrace looking across the white roofs, plus a second building split into two independent one-bedroom apartments with a valid tourist licence.
- Around 210 m² in total across two independent, recently renovated buildings sold together.
- Main house: a bright 135 m² duplex, with a generous open-plan living area divided into two spaces and an open fitted kitchen on the entrance floor.
- Two bedrooms and a family bathroom on the main floor; a second living room, a further bathroom and direct terrace access above.
- The upper floor can be reconfigured as a third bedroom suite with its own bathroom and terrace access.
- A private terrace under a timber pergola, south facing, with room to dine and sit out across the seasons.
- Second building: two independent apartments, each with its own entrance, open-plan living room and kitchen, double bedroom and bathroom.
- Air conditioning and a pellet stove; mains water, sewage and electricity throughout.
Life Here
Plaza Aliatar
The square, its cafés, bakery and market stalls are a short walk from the door — the upper Albaicín functions as a neighbourhood, not a viewpoint.
The quarter
A UNESCO World Heritage neighbourhood of white houses, carmens and walled gardens, with the Alhambra facing you across the Darro.
The city
The historic centre, the cathedral and the main sights are reachable on foot or by the small Albaicín buses.
Mountain and sea
Sierra Nevada skiing is under an hour away, the Costa Tropical about the same in the other direction.
Our Perspective
Why it works
A finished home and a licensed, working rental operation on the same title, inside a quarter where supply is fixed by heritage protection.
Ownership case
Granada has been one of the fastest-rising markets in Andalusia — up 10.2% in the year to July 2026 — from a base still well below Málaga and Seville. Licensed tourist accommodation in the Albaicín is increasingly hard to obtain; owning it already is the advantage here.
What makes it special
Two renovated houses on one title — a family duplex and two licensed tourist apartments — inside a UNESCO quarter that cannot add a single new house, with a vine-shaded terrace looking across the white roofs of the Albaicín.
Best suited for
A family who want a real home in the Albaicín with an income stream attached, or two generations sharing one address with independent entrances.
