Granada
1 homesGranada
A city held between the Sierra Nevada and the vega, with a UNESCO-listed Moorish quarter of white houses, carmens and walled gardens facing the Alhambra. The Albaicín cannot be rebuilt or extended, and the houses inside it change hands quietly.
Life here
- Albaicín and Alhambra views
- Carmens and terraces
- Skiing and coast within an hour
- Student city energy all year
Ownership rationale
Granada is still among the cheapest Andalusian capitals for historic stock, and prices have been rising fast from a low base. Value concentrates in the upper Albaicín and Realejo, where the views are protected and licensed tourist accommodation already exists.
Getting here
Granada airport is 20 minutes; Málaga around 90 minutes by road, with high-speed rail to Madrid in about three hours.
The market, honestly
Published data where it exists — sources belowPrice per square metre
€2,692 / m² across the city (July 2026)
idealista puts Granada capital at €2,692/m² in July 2026, up 10.2% in a year and still slightly below its historic high. The Albaicín trades above the city average: protected, hard to reach by car, and impossible to add to.
Last three years
Up 10.2% in the year to July 2026, after 7.6% to June
Granada has been one of the fastest-rising provincial markets in Andalusia (La Razón, April 2026), accelerating from €2,643/m² in June to €2,692/m² in July 2026 (idealista). The rise starts from a low base compared with Málaga or Seville.
Rental return
5 – 7% gross on licensed tourist stock (our estimate)
Not a published figure. Granada has year-round visitor demand from the Alhambra plus a large student market. Tourist licences in the Albaicín are the constraint — an existing valid licence is worth far more than the paperwork suggests.
Holding and resale
€2,000 – €4,500 a year (our estimate)
Typical annual running costs including taxes, utilities and basic maintenance. Good for renovated Albaicín houses with views and a licence; slower for car-inaccessible ruins.
Who this suits
- Buyers who want a historic Andalusian house with a real rental case behind it
- Owners drawn to a city with mountains, coast and a UNESCO quarter in one place
