Why We Selected It
We looked at this one for what surrounds it rather than what is inside it. Joetsu-Myoko is the shinkansen gateway to Myoko Kogen: Tokyo in under two hours, Kanazawa in under one, and ten ski areas within about half an hour by road. Around that station, Myoko has been quietly repricing for a decade. This house sits within walking distance of it, on a plot of 2,801 m² — an unusual amount of land for the money — in original 1980 condition. It is a renovation, plainly. But the combination of price, land and position next to a shinkansen station serving a growing mountain destination is not something we see often, and it is why the house is here.

Joetsu-Myoko station is a 27-minute walk: shinkansen to Tokyo in under two hours and to Kanazawa in about an hour.
Town
Joetsu is a working coastal city — supermarkets, schools, hospitals and the Sea of Japan a short drive away, rather than a resort that closes in April.
Onsen
Hot springs at the base of Myoko, sake breweries and rice country through the valley in summer.
