Why We Selected It

Nojiri Forest Chalet, Shinano, context detail

Nojiri Kogen is one of the quietest highland communities in Nagano — a wooded plateau above Lake Nojiri, settled decades ago as a university and summer-house village, where the plots are generous and the houses sit apart from each other under the trees. What drew us here is the ratio: for the price of a small car you get a full timber house, a garden, a vegetable plot and land in a part of Japan with real four-season life — Kurohime and Madarao skiing in winter, the lake and the trails in summer. The house is lived in and works as it stands, which in this price bracket is unusual; the work here is taste and comfort rather than structure.

The Home

Nojiri Forest Chalet, Shinano, interior detail

Detached timber house, freehold · Lived-in and usable — cosmetic updating recommended

A 36-year-old timber house of about 85 m² inside the Nojiri Kogen university village in Shinanomachi, northern Nagano: a 20-tatami living room under exposed beams, a six-tatami loft, garden, vegetable plot and parking for three cars. Asking €43,000.

  • About 85 m² of internal space across a timber-framed house built in 1990, in a quiet residential pocket of Nojiri Kogen.
  • A 20-tatami living and dining room lined in cedar, with full-height glazing on two sides looking straight into the trees.
  • A six-tatami loft above — a second sleeping space, study or children's room.
  • Two bedrooms, one with shoji screens and a garden window; a Japanese-style bathroom with soaking tub and a separate washlet WC.
  • A large system kitchen with IH induction hob, extractor and a window over the sink facing the garden.
  • Garden, a family vegetable plot, and off-street parking for three or more cars.

Life Here

Stations

Kurohime station on the Shinano Railway Kita-Shinano line is about 4.8 km away; Nagano city is roughly 30 minutes by train from there, and Tokyo about 90 minutes on from Nagano by shinkansen.

Skiing

Kurohime Kogen is about 10 minutes by car, Madarao and Tangram around 20–30, and the Myoko Kogen areas within an hour — a genuine winter base without resort pricing.

Summer

Lake Nojiri for sailing, kayaking and swimming, hiking on Mt Kurohime and Mt Madarao, and highland air that keeps the village cool through August.

Everyday

Shinanomachi covers supermarkets, clinic and post office; soba, onsen and farm stands are part of ordinary weeks here.

Our Perspective

Why it works

A usable house, not a shell, in a settled highland community with skiing, a lake and a rail link — at a price that makes it a low-commitment way into Japan.

Ownership case

Best read as a private four-season base or a family holiday house. Seasonal letting is possible in winter, but the case here is use rather than yield.

What makes it special

Inside the quiet Nojiri Kogen university village: a 20-tatami cedar living room under exposed beams, a six-tatami loft, garden, vegetable plot and parking for three cars — Lake Nojiri in summer and Kurohime and Madarao skiing in winter.

Best suited for

Buyers who want a small, honest mountain house in Japan with land and privacy, and who are happy to modernise gradually rather than all at once.
