Barcelona

A real city before it is a destination: a dense, walkable grid of 19th-century apartment buildings where the best homes are defined by light, orientation and the survival of original detail rather than by square metres.

Life here

  • Eixample apartment living
  • Markets, galleries and food
  • Sea and mountains within reach
  • Year-round city life

Ownership rationale

Prime Eixample stock is fixed and renovation to a high standard is expensive, so completed apartments trade at a premium. Tourist letting licences are tightly capped — income here should be modelled on long-term or seasonal residential letting.

Getting here

El Prat airport is around 25 minutes from the centre, with direct flights across Europe and beyond.

The market, honestly

Published data where it exists — sources below

Price per square metre

€6,790 / m² average in the Eixample

Fotocasa's Eixample index (June 2026) gives an average asking price of €6,790/m², or €745,508 for a typical apartment. Apartments with a terrace average €7,282/m². Three-bedroom stock — the format most of our buyers want — averages €6,915/m².

Last three years

Prime central districts have led the city

Barcelona has been among Spain's strongest urban markets since 2022, and the Eixample has run ahead of the city average. Restored modernist apartments with original mosaic floors and balconies carry a clear premium over generic stock.

Rental return

3.5 – 5% gross on long lets (our estimate)

Fotocasa puts Eixample rents at about €17/m² a month, roughly €1,923 for an average apartment. Tourist licences are effectively closed and the city has signalled it will retire existing ones — buy Barcelona for use and long-term letting, not nightly income.

Holding and resale

€2,500 – €5,000 a year (our estimate)

Typical annual running costs including taxes, utilities and basic maintenance. Strong. Central Eixample is one of Europe's deepest apartment markets.

Who this suits

  • Buyers who want a city home with real year-round life around it
  • Owners who will use it themselves and let long-term between stays

Price levels and recent movement come from the published sources listed below, read in 2026. Rental returns, running costs and liquidity are our own working estimates and are labelled as such. None of this is a valuation — any specific home we bring you is underwritten on its own numbers.
