Niseko

Japan's most established international mountain destination: light, reliable snow on Mount Annupuri, onsen at the base, and a summer of rivers, cycling and Mount Yotei framing almost every window.

Life here

  • World-famous powder
  • Onsen year-round
  • International village life
  • Green summers

Ownership rationale

Freehold, no restrictions on foreign buyers, and a rental market that already works. Prices in the core resort villages are the highest in rural Japan, which is exactly why the quiet lanes a few minutes out — Konbu, Niseko town, the Forest Avenue side — matter.

Getting here

Around 2.5 hours by road from New Chitose Airport; JR Konbu, Niseko and Hirafu stations serve the area.

The market, honestly

Published data where it exists — sources below

Price per square metre

Resort-village land is the most expensive rural land in Japan; older houses outside the core sell for a fraction of it

Kutchan and Niseko have led Japan's official land price rankings for years, with the strongest percentage rises in the country recorded around the Hirafu resort area. That premium is concentrated in a small number of streets. Older timber houses on the quieter lanes towards Konbu and Niseko town trade far below resort-village land values, which is where entry prices like this one come from.

Last three years

Sustained double-digit annual rises in the resort core

The national land price survey has repeatedly placed Kutchan sites at the top of Japan's growth table. Growth is location-specific: it is a story about the resort core and the land under it, not a guarantee for every house in the valley.

Rental return

A real short-term market exists here, unlike most of rural Japan

Niseko has genuine winter and growing summer demand, but letting is regulated under the national minpaku rules and local ordinances, and feasibility depends on the individual property. We check it case by case rather than publishing a yield.

Holding and resale

¥300,000 – ¥700,000 a year including tax, snow clearing and maintenance (our estimate)

Typical annual running costs including taxes, utilities and basic maintenance. The strongest resale market of any mountain area we cover in Japan, though still seasonal.

Who this suits

  • Buyers who want winters in world-class snow without resort-core pricing
  • Owners who will use the house themselves and let it selectively
  • Anyone who values being a few minutes from Hirafu rather than in it

Price levels and recent movement come from the published sources listed below, read in 2026. Rental returns, running costs and liquidity are our own working estimates and are labelled as such. None of this is a valuation — any specific home we bring you is underwritten on its own numbers.
