No clean published €/m² exists for Myoko resort homes. Land is published: Akakura in Myoko City recorded the highest commercial land rise in Niigata prefecture in MLIT's 2026 survey, while the prefecture as a whole averaged −0.4%.

The first time Akakura has led Niigata since tracking began in 1995. The driver is inbound tourism plus the Patience Capital Group resort build-out, including a Six Senses at Suginohara. This is a repricing on announced investment — much of it is not built yet.
