Hakuba
3 homesHakuba
Japan's most internationally established alpine valley: ten ski areas under one pass, a long Olympic history, and year-round demand from a resident foreign community.
Life here
- Ten linked ski areas
- Alps views
- Summer hiking and cycling
- International village life
Ownership rationale
The most liquid mountain market in Japan, with a real short-term rental economy. Position within the valley — elevation, ski access and outlook — drives value far more than the Hakuba name alone.
Getting here
Shinkansen to Nagano, then around 60 minutes by road; direct buses from Tokyo and Narita.

MLIT 2026: Hakuba residential land +33.0% year on year and commercial land near Happo-One +35.2%, the third-highest commercial rise in Japan. Growth has been sharpest for ski-in and lodge-scale property; older condos have moved much less.

6 – 10% gross, winter-weighted (our estimate)
Not a published figure. A well-run lodge can book out most of January and February; summer is real but secondary, filling perhaps a third of the weeks.
Holding and resale
€4,000 – €10,000 a year (our estimate)
Typical annual running costs including taxes, utilities and basic maintenance. The most liquid ski market in Japan outside Niseko.
Who this suits

- Owners who want an international village with English-speaking services
Price levels and recent movement come from the published sources listed below, read in 2026. Rental returns, running costs and liquidity are our own working estimates and are labelled as such. None of this is a valuation — any specific home we bring you is underwritten on its own numbers.
